Horizontal vs. Vertical Foundation Cracks
What crack direction can suggest and when an engineer may be appropriate.
Direction is one clue
Vertical cracks can be associated with shrinkage or settlement, while horizontal cracks may be associated with lateral pressure. Stair-step cracks follow masonry joints. Direction alone cannot determine severity; width, movement, leakage, wall displacement, and surrounding conditions also matter.
Changes are important
Marking crack ends with the date or taking repeat photographs can help show change. Do not conceal a crack before documenting it when movement is suspected. Sticking doors, uneven floors, new gaps, or visible bowing are additional observations to report.
Waterproofing and structure are different
A contractor may address a stable leaking crack. When a wall is moving, bowing, settling, or structurally uncertain, a licensed structural engineer may be the appropriate independent professional to evaluate it.
Use an on-site evaluation
Online photographs and articles cannot confirm whether a crack is harmless or serious. A professional needs to see its material, dimensions, location, moisture, and property conditions.
